Why It's Different

Low-Slope Roofs Are Not Big Shingle Roofs

A pitched residential roof sheds water by gravity. A low-slope roof holds it.

That single difference changes everything about how the system has to be built. The membrane matters more, the seams matter enormously, drainage has to be designed rather than assumed, and flashing details around every curb, drain, and penetration become the places failure starts.

Contractors who mainly do steep-slope shingle work often treat flat roofs as a variation on the same job. They aren't.

What We Handle

  • Full roof replacement — tear-off and new membrane with proper insulation and drainage
  • Leak repair and troubleshooting. Water travels laterally between membrane and deck; we track it down rather than guessing.
  • Seam and flashing repair, the most common failure points on any low-slope system
  • Drainage correction. Ponding shortens membrane life and adds structural load, and is often fixable with tapered insulation or added drains.
  • Penetration and curb detailing around HVAC curbs, vents, skylights, and conduit
  • Preventive maintenance. Scheduled inspection catches small failures while they're still small — by far the cheapest money you'll spend on a commercial roof.

How long does a commercial roof last?

It depends heavily on the system, the installation, and whether it's maintained. A well-installed membrane roof with regular inspection lasts considerably longer than a neglected one of the same type.

Can you repair rather than replace?

Often, yes. Isolated seam or flashing failures on an otherwise sound membrane are repairable. We'll give you a straight assessment of whether repair is a real solution or just deferring a replacement you'll need anyway.

Do you work with property managers?
