When Replacement Beats Another Repair

A repair makes sense when the damage is isolated and the rest of the roof has years left in it. Replacement is the better call when the problem is the roof itself, not one spot on it.

  • Leaks in several unrelated places instead of one recurring spot

We'll tell you honestly which category you're in. If a repair will genuinely get you another five years, that's what we'll recommend.

Why We Never Roof Over

Laying new shingles over an existing layer is faster and cheaper, and it's how a lot of roofs get done. It also hides deck damage you'd want to know about, traps heat that shortens shingle life, adds weight to the framing, and voids most manufacturer warranties.

Every replacement we do starts with a complete tear-off to the wood deck. It costs more up front. It's the reason the roof lasts.

Protection & Setup

Tarps over landscaping, plywood against siding, dumpster placed to keep your driveway usable.

Complete Tear-Off

All existing layers stripped down to the wood deck.

Deck Inspection

Every sheet checked for rot, delamination, and soft spots. Damaged sheathing gets replaced — and we show you what we found before we cover it back up.

Ice & Water Shield

At eaves, valleys, and penetrations. This is what stops ice dam backup. In New England it isn't optional.

Synthetic Underlayment

Across the full deck, over the ice and water membrane.

Ventilation

Intake at the soffits, exhaust at the ridge. Poor ventilation is the most common reason a roof fails early, and it's the step most often skipped.

Flashing

New flashing at chimneys, walls, valleys, and pipe boots. Reusing old flashing is where leaks come back.

Shingles & Ridge Cap

Installed to manufacturer nailing pattern and exposure spec — the part that actually qualifies the warranty.

Cleanup

Magnetic sweep of the entire property, debris hauled, site left as we found it.

No. Many customers are at work while we're on the roof. We'll walk you through the finished job whenever you're available.
