How Long Does a Roof Last?

While this may seem like a simple question, there isn’t a one-size-fits all answer to it. There are a lot of factors that come into play in regards to the lifespan of a roof. The three main factors are:

Bob Vila tells us that how long a roof lasts has everything to do with the type of roof materials. Some materials just last longer than others! Not surprisingly, cheaper types of roofing materials won’t last as long as more costly options.

Shingle roofs are the most inexpensive, and for good reason. The expected lifespan of asphalt shingle roofing is 15 to 30 years. Wood shingles can last about 30 years. The life expectancy of clay tiles is 50 years or longer, and the same goes for slate tiles and metal.

Storm Damage

Even a well-installed roof can’t hold up forever against a catastrophic hurricane. What if a tree falls on your roof? What if there is a fire? These are all horrible to think about, we know, but they do affect how long your roof will last. Hopefully, storm damage only results in the need for home repairs and not a new roof again.
